BAYRAKLI OFFICE BUILDING
This approximately 4,550 m² concept project was designed as a flexible and efficient office building that can adapt to contemporary working models. The building consists of a ground floor and six upper levels, combining office spaces, shared facilities and commercial units that establish a direct relationship with the street. At ground level, the transparent façade strengthens the connection between the building and the urban environment while making the main entrance and lobby clearly visible. On the upper floors, workspaces are organized around a central core and planned to accommodate different user profiles and changing spatial requirements. Open-plan offices, meeting rooms, individual work areas and shared spaces are integrated within a consistent floor layout. Vertical façade elements and large glazed surfaces define the proportions and corporate character of the building. Façade depth and solar-control elements support a more balanced use of daylight, while recessed surfaces and open areas create additional breathing space across the upper floors. The project combines flexible planning, clear circulation and an active ground-floor strategy to support both everyday workplace comfort and the building’s urban presence.
